Maintenance Questions
We recommend professional garage door maintenance once a year. An annual tune-up catches worn springs, fraying cables, misaligned tracks, and other issues before they cause a breakdown. Regular maintenance extends the life of your door and opener by 3-5 years on average.
You can safely perform basic maintenance every few months: visually inspect springs and cables for wear, test the auto-reverse safety feature by placing a board under the door, clean the photo-eye sensors with a soft cloth, tighten loose hardware, and keep the tracks free of debris. Leave spring adjustment and cable repair to professionals.
Use a silicone-based or lithium-based garage door lubricant spray on the hinges, rollers, springs, and bearing plates every 6 months. Do not use WD-40 as a primary lubricant since it is a degreaser that attracts dirt. Apply a thin coat to all moving metal parts and wipe off any excess.
Check your weatherstripping for visible cracks, gaps, brittleness, or sections that are flattened and no longer seal against the floor. If you see daylight or feel drafts along the bottom or sides of your closed door, it is time to replace it. Worn weatherstripping also lets in moisture, insects, and humidity.
A professional garage door tune-up includes lubrication of all moving parts, spring tension adjustment, track alignment, safety sensor testing, hardware tightening, and a full safety inspection. Regular tune-ups prevent expensive emergency repairs down the road.
